If you have a perfect tenant who pays on time then collecting rent is easy! But what if you don’t have a perfect tenant? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worst case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster. Rents are due on the first. They are considered late on the 5th.

Do property managers need to be licensed in the state of California? Are you licensed?
Yes, in California, property managers must hold a valid real estate license. This can be a broker's license or a salesperson's license under a broker. To join a property management company in California, one must acquire a real estate salesperson license from the California Department of Real Estate (DRE)
A Property Management (PM) company needs to operate under a broker's license, and I'm a broker. We also have 5 licensed Realtors on our team. As a licensed property management company, we ensure compliance with all relevant industry standards and regulations.

Can you put the money directly into my account?

Do I get to see the lease or sign it?
Owners can review the lease agreements before they are signed. As the property manager, we handle the lease signing on your behalf unless otherwise specified. -
