Owner or Renter?
Why Hire a Professional Multifamily Property Manager in Los Angeles
Managing a building is a full-time job. Our team takes it off your plate so you can own the property without running every aspect of it.
Save Time
You stop fielding tenant calls, vendor quotes, and repair scheduling. Our team handles the day-to-day across every unit in the building.
Minimize Risk
Bad tenants and missed rent cost you the most, so we screen every application and stay on top of collection. Our on-time rent rate sits at 99%, and if eviction is ever needed, the $1,000 eviction guarantee helps cover the cost.
Increase Income
An empty unit drains the whole building. We work to fill vacancies and keep occupancy high across every unit, so the full property earns.
Peace of Mind
One team is accountable for the entire building. You’re not juggling vendors or chasing tenants anymore. You’re also not locked in, since we work on a 30-day cancellation.
Maximize Value
Your building holds its value when someone looks after the whole of it, not one unit at a time. We maintain its condition and net operating income, which matters when you sell or refinance.
STRATEGIC CONSULTING
Thinking about buying another building or repositioning the one you have? We advise owners on both.
Compliance That Scales With Your Building
Los Angeles rules hit multifamily owners hardest, and they grow with your unit count. Our team carries that load for you.
Most older LA apartment buildings fall under the Rent Stabilization Ordinance, which caps rent increases and sets the rules for each tenancy. The LA Housing Department charges registration for every rental unit, so a larger building means more to file and track. Many wood-frame buildings with ground-floor parking also fall under the city’s mandatory soft-story retrofit program, which applies to buildings, not single homes.
We keep you registered, filed, and compliant as your building grows. What applies depends on your building’s age, size, and construction, so we confirm the specifics for yours.
Schedule a ConsultationThe LA Multifamily Market
Los Angeles is a vibrant market for multifamily living, with a mix of dense urban pockets and established residential neighborhoods. The city offers a wide range of housing, from modern apartment complexes and duplexes to classic triplexes and mid-rise buildings.
Many of these buildings come with shared amenities like pools, fitness centers, laundry facilities, and gated access. Demand runs strong here, and a well-run building doesn’t stay empty long.
The Westside communities we serve are walkable and transit-friendly, which most renters want. The tenant base is large and deep, with UCLA bringing a constant flow of students and staff and the local job market drawing professionals. New residents arrive each year, and they want to live near work, good schools, and daily conveniences.
Multifamily Property Management FAQs
-
How many units do you manage in a building?
We manage buildings of every size, from duplexes and fourplexes to larger apartment properties. There is no minimum or maximum; we scale the service to your unit count.
-
Is my apartment building under rent control?
Most Los Angeles apartment buildings built before October 1978 fall under the city’s Rent Stabilization Ordinance. Newer buildings may fall under the state rent cap instead. We confirm which rules apply to your building and manage accordingly.
-
What does your management fee cover?
Our fee is 8 to 10% of collected rent and covers day-to-day work across every unit: tenant screening, rent collection, maintenance coordination, and compliance. You don't pay extra for the phone calls, the paperwork, or the vendor coordination that comes with a bigger building.
-
How involved do I need to stay as the owner?
As little as you want. We handle tenant calls, repairs, and rent collection so you don't have to. Most owners hear from us only when we need their input, like approving a major repair or signing off on a new lease.
-
Can you take over a building that already has tenants?
Yes. We take over occupied buildings often. We review every lease, set up rent collection, and become the point of contact for your tenants, with no disruption to them.
