Professional Photos and Video Tours
As the old saying goes, a picture is worth a thousand words. Your property needs to look good online. Otherwise prospective tenants won’t come to view it in person. We take care of the process. Our team hires a professional photographer for all listings.
Online Advertising Exposure
We market your property through our property management software called Buildium. It then syndicates the listing out to several websites, including all the popular rental sites like Zillow and Trulia along with several other online real estate sites.
Pre-Vacancy Marketing
We often begin to advertise upcoming vacancies as soon as the existing tenant gives their 30-day notice. Our team minimizes disruption to the existing tenant by arranging to show the property at blocks of convenient times. In many cases, we have the property rented before the existing tenant moves out. A short period of prep time is all that's needed for the transition. The new tenant moves in a few days after the outgoing tenant leaves. This results in minimal vacancy periods for the owner.

Do property managers need to be licensed in the state of California? Are you licensed?
Yes, in California, property managers must hold a valid real estate license. This can be a broker's license or a salesperson's license under a broker. To join a property management company in California, one must acquire a real estate salesperson license from the California Department of Real Estate (DRE)
A Property Management (PM) company needs to operate under a broker's license, and I'm a broker. We also have 5 licensed Realtors on our team. As a licensed property management company, we ensure compliance with all relevant industry standards and regulations.

Can you put the money directly into my account?

Do I get to see the lease or sign it?
Owners can review the lease agreements before they are signed. As the property manager, we handle the lease signing on your behalf unless otherwise specified. -
