Long Beach Property Management, Fully Handled

Martin Feinberg Team Property Management Group handles residential property management across Long Beach, so owning a rental stays hands-off and compliant. The team manages single-family homes, condos, townhomes, and small residential buildings for Westside owners who want steady income without chasing tenants, coordinating repairs, or tracking the city’s rental rules.

What We Manage

Martin Feinberg Team Property Management Group runs the full cycle of owning a Long Beach rental:

  • Leasing and tenant screening, so units fill with qualified renters
  • Rent collection and owner payments, on time and documented
  • Maintenance, vendor coordination, and required inspections
  • City and state compliance, from rent caps to registration
  • Owner accounting and clear monthly statements

The result is ownership without the day-to-day, and without the compliance risk that comes with an LA rental.

Long Beach Compliance, Handled for You

Long Beach has some of the strictest rental rules in the country, and getting them wrong is where owners lose money. Martin Feinberg Team Property Management Group manages each property to the exact rules that apply to it, so an owner never has to learn the Rent Stabilization Ordinance (RSO) to stay on the right side of it.

For rent-controlled units in the City of Long Beach, built on or before October 1, 1978, the team tracks the RSO limits set by the LA Housing Department (3% cap through June 2027) and handles annual LAHD registration, which owners are barred from raising rent without.

For newer units, the team applies the statewide AB 1482 cap of 5% plus inflation, up to 10%. Deposits are held to California’s one month’s rent limit in place since July 2024. And for property inside the City of LA, unincorporated LA County, or an independent city like Culver City that answers to different agencies, the team confirms the right rule set before a single notice goes out.

Priced for the Long Beach Market

Vacancy in Long Beach rarely comes from a shortage of renters. It comes from mispricing and weak screening. Martin Feinberg Team Property Management Group prices each rental to the current Long Beach market and screens tenants who pay and stay, which is what protects an owner’s return.

For a two-bedroom, HUD’s Fair Market Rent benchmark for the LA metro was $2,903 as of May 2026, and real market rents on the Westside often run above that. Owners weighing whether to hold, rent, or sell can start with an ROI calculator.

We Work Where You Are

Martin Feinberg Team Property Management Group is based in Culver City and serves owners across the Westside of Long Beach, including Mar Vista, Palms, and surrounding communities. The team manages single-family homes, condos, townhomes, and small residential buildings, with the local knowledge that comes from working one market closely rather than the whole county thinly.

Maintenance and Inspections, Covered

Long Beach rental maintenance comes with local obligations most owners never see coming. Much of the Westside’s rental stock predates 1978, which can place a building under the City’s mandatory soft-story seismic retrofit program for older wood-frame buildings with ground-floor parking.

Martin Feinberg Team Property Management Group coordinates repairs, trusted vendors, and required city inspections, and flags compliance work before it becomes an order to comply. Owners get their property maintained and their obligations met without managing any of it themselves.
